Home Buyer Information
Finding out what matters to you…
This may be your first home or just your most recent home but it’s probably among the most important purchases you’ll make. That’s why you need and deserve a knowledgeable and skillful real estate professional who will assist in making informed decisions and negotiate in your best interests.
Using my 10 years of experience in real estate, I will provide you with proficiency and resourcefulness you need and the personal attention you deserve throughout the transaction process. My goals are to discover your wants and needs and to make certain you’re satisfied with the entire transaction.

A discerning search…
In order to find the house that’s right for you we’ll first discuss some basic needs you may have like style, number of bedrooms and bathrooms, location and size. That will help weed out homes that will absolutely not work for you.
Next, we’ll move on to your dream list and consider things such as walk-in closets, vaulted ceilings, screened porches and big wooded lots.
These two steps will not only make certain we consider the essentials you have but also include some extras that will fit your budget and make the home more personal for you.
Clearly every home isn’t for every buyer. I’ll take the time to find out about your goals, interests and lifestyle so that I can narrow our search and better use your time. By previewing properties I’ll also make sure you don’t end up disappointed at the end of the day having seen nothing of interest at all.
Assessing the candidates…
My specialty is matching my client with the perfect home. I make a point of knowing about as many local properties and neighborhoods as possible through research, networking and good old fashioned legwork.
After a general tour of several communities to help convey the basic feel for home styles and property values we’ll focus on you’re desired location and find the home that best suits your lifestyle and needs. Once we’ve chosen a few likely houses I will contact the selling agent or owners and arrange viewing to fit your schedule.
During showings we’ll look for the positive attributes of each property as well as any potential problems that may present themselves. I am not a licensed home inspector and there is no substitute for one after an offer is accepted but I will try to make sure you know what to look for before the negotiations start so that future surprises can be narrowed down.
Presenting an offer…Once you’ve found a home that suits you it is essential that we submit an offer immediately so that we can beat other potential buyers to the negotiating table. I’ll help you determine a competitive offer price based on reviews of the local market and recent sales of comparable properties. When considering the formal offer price we will consider general fair market value for similar homes as well as other distinguishing features including the overall condition of the property, exact location, length of time the house has been available among other things. Next I will make a formal offer that will include inspection and financing contingencies for your protection. I will negotiate on your behalf until both parties agree on terms.

Negotiating the best deal...
The negoitating process requires experience, skill and complete objectivity. I will provide the expertise you need while sticking to the facts. When we go to the negotiating table, we will be fully prepared and will always have your best interests as the number one priority.
In addition to negotiating the best deal for you I will also walk you through the entire closing process. From recommending inspectors, surveyors and lenders to coordinating disclosures and title searches I will do my best to ensure that your deal closes smoothly and without any unnecessary costs or headaches.
After the transaction is complete I'm still available to you. My commitment is lifelong.
